AND have provided the 150 hrs of material participation and not have had any other person perform longer work hours than you.

@Danny Lyu  If you're getting 10% down on that loan product, I would definitely do that and just close in your personal name. 

Thanks, and that is what I’m so concerned about, is issuing 1099’s (either myself or CPA) in error and really causing a mess for the person receiving them.

I personally read 2 books about wholesaling that cost me under $100, which gave me a solid foundation.

The challenge with using a paid option is expecting one person to have all the knowledge you need to succeed unless that person is giving you access to their board. 

The letters and post cards are coming to my personal address but they don’t mention the property in question.

As for my Airbnb research, I have spoken with a person who runs numerous Airbnb’s in a different area (city atmosphere) who provided good ideas on how to smoothly run the property.

I personally own a handful of rentals here and while it is a bit harder to find those cashflowing deals - they are there!
