Good morning AnnYes I am aware that I could not use buyer C’s funds to purchase a property,  I was taught that in one of my classes,  I liked how you were right to the point with your answer, my purpose for asking the question about double closings is I am searching for mentors in the real world of real estate, I guess I could have asked google the question but that wouldn’t have got me in touch with real people with real answers, this site is fantastic for beginners like myself, I’ve been installing flooring for 43 years working with realtors and new builds and investors, I decided to retire my back and knees from my trade so I can continue to work with clients on a different level,  I just completed and built my dream cabin in central Maine, I coordinated the entire project and hired all the contractors and paid them as well, I do have a passion for real estate, one of my goals is to gain relationships with realtors Thank you for your answers Mat

I also include the required language that if there is a deficit owed, they must pay upon receipt or I may file with credit bureaus.Also, as Mat T. says, you have to prove THEIR pets did the damage.

it's on a crawlspace about 3-4' high. walls (no support beams).i think i may have seen cracks, on the inside of the house drywall thru the ceiling originating from the crack. i'm going there in an hour to verify this. also, i'm going into the crawl to see if the cracks are down in the crawl as well.house was bulit in 1960.is it a house or a mouse?

Your primary residence falls under the 121 Exclusion under Section 121, which is generally a "better mouse trap" since it is tax-free (if you qualify).

He thought she was probably over-reacting to a little mouse that fell in her toilet, so he brought a small bucket and fireplace tongs to take care of it.It was a gigantic sewer rat!

Jonathan, I'm not sure this fits exactly what you are asking but I thought this might be helpful.Raising Money in an LLC or Joint Partnership-Securities LawFull disclosure--I'm a client of Mat's law firm but this article is on a public blog and meant for general consumption and is not specific to clients of their firm.There's a podcast that I've listened to on this subject (not BP Podcast), if I can find it I'll post it here too.
