When you find an asset you feel is worth it, dig into the comps for the sales of similar houses for the last 6 months. 

I had similar issue last year for client.

The LTC/LTV is often very similar to the loans you likely utilized for flips but most lenders funding flip loans  don’t factor debt coverage ratio because the intent is to sell, not rent the home.

You can easily handle the guest communication, especially if you use a PMS like Hospitable or similar that has canned message responses, and AI integration. 

They will set you up on Quickbooks or something similar so you have separate areas for each property.

Zillow and similar apps don't seem to even offer land lease options.

Hello,I am currently exploring the possibility of investing in a 3-bedroom townhouse or similar property in Pennsylvania, specifically in Montgomery County, Perkiomen, Collegeville, Norristown, Pottstown, or even Haverford.My intention is to purchase the property for rental purposes.

We have also had houses with slate roofs that were 120 years old while our neighbor with a similar house was on their 3rd roof replacement.

I'm interested in learning what others in a similar situation use for asset protection from potential lawsuits.
