The majority of my projects are rehabs that get sold, (fix and flip). 

That tool really sounds ideal...I think in most major markets now that are either saturated or balanced in terms of supply/demand now more than ever amenity rich properties are a must. 

You are going to lose major money renting it out.

Working with section 8 from everything I have heard is a major pita.

I am convinced that we are a headed for a major recession and temporary decrease in property values, but you have to have money to take advantage of the buying opportunities.Hope this helps.

The building is mostly older seniors and to my knowledge it is in average condition and there are no known major repairs.

That's what's been happening here in Columbus OH - lots of major companies moving and developing out here like Intel, Amazon, Meta, Google, etc.

All this hype around it, all these people hammering at it, yet the vast majority are all but clueless on transactions.
