I also sold full ones with residents for some friends of mine and it was very difficult for most buyers to purchase as operators tend be regular folks nurses etc difficult to operate as a business owning a few.

I personally have yet to dive into this strategy but know a few folks who prefer this as a more passive way of investing in real estate.I would also agree with those suggesting a HYSA to park a small amount of cash but even more worthwhile is infinite banking.

For most that have vanilla LLC's were they bought a rental put 20% down and own a few of them to me its over kill.when you move into larger multi million dollar deals then yes I see most folks buying those in separate LLCs.. but have partners who have only one and own HUGE holdings in the one company shopping centers , MF industrial tilt ups.. but with monster insurance.
