I believe in the five-year grind that includes house hacking, BRRRRing, and building a buy-and-hold portfolio because once the machine is up and running it perpetuates itself and your wealth grows in the hockey stick exponential curve.

WE just had a big ice storm in Portland last week.. and its mostly insurance claims.. my basement flooded because sump pump failed so I am covered.

I lived in Rhinelander for 3 years, and bought like crazy, demand is high, but their are unique problems that come up, like winter, ice dams some years needing roofs shoveled off, and slow pay tenants are a bit more just the norm.

I'm not totally sure where this water would be coming from as the area showing the water damage is directly beneath the floor of the upper unit, but I have a hunch that whatever it is, it has something to do with all the snow/ice/etc.Asking folks with more experience than myself and have lived through Chicago winters if they have any guesses as to what the issue might be?

A good eldner will do all the residential loan products and then some...There are sort of two schools of investing: 1) go for the appreciation and if cashflow comes that fine or 2) go for the cashflow and appreciation is the "icing on the cake."
