I’ve often thought if I was stuck with one I would give it to a very sick/elderly relative put it in their name and pay it only until their passing.

I am trying to help out a friend, who bought a house, that has leasing tenants, in Spalding County, GA.Per the lease agreement, she gave them 60 days notice. However, per the lease, no unauthorized tenant is allowed, and the legal tenant, an elderly lady, only says the man living there is a "friend". she has violated the lease, the man is also a heavy smoker, which also was not allowed by the lease anywhere inside the dwelling.she sent them a notice of violation of lease terms, talked with the legal tenant, and about the mans smoking inside. she requested his drivers license for legal I.D., and was going to work with him on staying until they had to leave, as long as he ceased smoking in the unit.he has refused to respond, and apparently is smoking more, not less, in the unit. the amount of smoke residue, odor, costs to remove the stench, wont be cheap.since he was never on the lease, and the tenant had no legal right to allow someone to come stay, as the NEW Owner, can she file trespass and vandalism charges against the man not on the lease/or arrested for refusing to cooperate ?

However the tenants have been giving excuses to delay the sales process ( Ill possibly COVID, Elder Parent issues, aggressive dog to strangers, etc.).

Hi Jay,So now he needs your help more than ever (and probably doesn't want it).Since you have solved your immediate problem (removing him from your rental), it might be wise (since life is LOOONG) to help him in some other small ways...even though he will probably refuse out of anger.Maybe call some of your elderly relatives and see if he can stay there in return for "Cutting the Grass", or putting the laundry in the machines and taking it out when its done.

@Nick Elder, I don't think a website & social media profile for someone you already know will not do anything.

If my company charged our customers $499 to have one of our supervisors inspect the job and sign it off we would got to jail for elderly abuse, price-gouging, wire fraud because we transacted some of our communications over the internet and we would lose our contractor license.
