The biggest drawback / con is paying a premium for your GC to source all the materials--they'll charge a markup on these since they now have to navigate the whole process above.

Any drawbacks or have folks had generally good experiences? 

After spending 9 years living in DC, I think there are many draw backs to living in a tier 1 city that aren't really factored into real estate prices.
