The monthly cash flow i worked out would only be around £50 after mortage repayments and insurance and setting aside ect ectin the u.k im considering a buy-to-let mortage which requires a 25% deposit out of the 25k i have saved £15k is deposit 7-10k is rehab and fees are around 2-3ki would have spare money aside as emergency ectYes i would have alot of equity in the propert around 50k or so but how would you all use this money?

Now that I have some spare time and my work chaos has calmed down quite a bit I am thinking this is a no brainer to sell, capture these profits and possibly pick up a few rentals for a retirement plan years down the road.

There may be a spare small office room (no windows) in the finished floor plan, I had an idea to convert this extra room into a small library where it can be furnished with small cubicle desks, with wires built in, and a printer that can be shared by all tenants.

I have the other 3 units with tenants lined up, I'm paying my ex a weekly fee to put the current tenant up in a spare bedroom because I couldn't throw her on the streets over the holidays, counters are finally going in Wednesday morning and now all of this is going to get hung up in a legal battle.

Move in with your 203k, rent out all of the spare bedrooms or extra apartment for cash flow, and in a year or so, assuming the market is still rising, sell it for a profit.

The way I see it, I could go the route most of the BiggerPockets leaders have gone, however I live in a very rural area (little/no ability to go meet mentors), and I have no spare time anyway, therefore I feel I should use a company such as Home Union.

If I was close to retiring and wanted something to do with my spare time I would finance them and build 10 or 15.
