So I closed on on the property last Friday and discovered in my closing disclosure I was going to PAY for Title Insurance, Settlement fee, title search fees and lean search fee which racked up about another 1k on top of my 15k of commissions. when I questioned why I was paying this my realtor said it that is this was normal practice for the seller to pay this??

There are many out there and I suppose some owners are happy to make 8 to 10K a year after expenses and utilizing the home for their personal vacations, but the investors getting 10%+ seem to be splitting it- one company does just the bookings for roughly 15% Commission (per night or per stay) and property manager does just Property Management.

There have been a few discussions in the past regarding small flat-annual fee and transaction-fee only brokers out there, but I'm thinking through a scenario where, I, as the investor using my own cash, I wouldn't be paying commissions to myself, which means I would completely dodge the transaction fees and would only be subject to paying the annual fee of around $200.

Seems like the agent may be more concerned with getting a larger commission than giving you a fair price and a chance to show your perspective with the seller.

We got a call that day from him saying he has an offer, and he wrote up an agreement with a 3% commission supposedly paid by buyer *yet I have to sign this commission that seller is responsible.
