Even IF they were a low rent tenant, and their belongings total $200, if someone makes a claim against you, it is up to you to provide the proof there was no bags of gold.As to the cleanup of bodily fluids, yes, there are specific measures you must take.

Ask them if a person who is certified would be more likely to get business than people without the certification assuming the same level of skills.Now, if the process to be certified would teach you a lot of things you do not know (either in terms of staging or running the business aspects of such a venture) then it might be well worth the money and the time.John Corey

I’m aware that being an agent AND an investor might sometimes become a negative thing, but my hopes were that I could make money to buy my own properties and learn more about the industry all at the same time.Although I love every aspect of RE investment (flippers, foreclosures, etc), my long term goal is to own rental properties, (as many as humanly possible :D ), and considering prices in the Boston neighborhoods that I’m interested in, I’m guessing that I’ll need at least $50,000 before I can buy my first property.

You might also be incurring some type of liability by not doing something properly or by not giving proper disclosure.Being a successful investor requires a combination of many aspects of skill and knowledge.
