Wholesaling properties, Sales contracts and Assignment, help

I have a question regarding the "Sales contract" and the "Agreement for Assignment of contract".

Well, i went to a title company and they said they could not provide either of them and that i would need to get them from the board of realtors where i live. So i went there and they do not have them either. They do have a rather lengthy contract that is for Real estate agents, but i just want a simple sales contract.

**Well, right now i have a "sales contract", and an "agreement for assignment of contract" that came with a program i purchased, but i am not sure if i can use those for the state i am in which is California.

Q.1. So my question is, can i use a simple "sales contract"
(the program that it came with says it is a generic contract that works in all states.) like the one i have?

Q.2. or do i Have to buy and use the one from the board of realtors that is about 5 pages long?(that contract is way to complicated and i do not want to fill it out incorrectly. I'm already having a little trouble filling in the smaller contract, i don't need a larger one.)

*I am in California.

Q.3. The program i have also came with a "Agreement for assignment of contract". And i was wondering if i can use that also?

Q.4. Can i use Both of them As long as the contracts state everything (terms) on them and then that will make them legal to use?

Well, please help as i am a little frustrated with this. I'm getting a little discouraged with this, but i don't want to just give up.

Well, i need some help with the contracts, and some help in filling them out. The realtor board can't even help with that either. Geez. I'd appreciate your guys advice.)

*I also have been to a few title companies and they do not have the contracts either. So i wanted to use the ones i already have. *Also the contracts that i have also came with "Special clauses" that i can add in in writing if i need to. So i think that they are good to use.

Well, this thread is a little long, but i do need the help from you experts here. And also, for you guys that are in California, could you guys please jump in and help also?
