Also if you are looking at land prices throughout the region, you may see what looks like cheap land in some areas (Montgomery County for instance), but it is a mirage.

These so-called Rules of Dumb are not accurate across property class, geographic region, etc. 1.8% on this property is much different than 1.8% on a $30k house in the rust belt.Personally, I think this was a good buy and I know the neighborhood, the street and the houses on the street.

Tankless they say is about $400 for the average family, but I was just in a house last night that it was clearly over $1200 (you can tell by the gap btw summer and winter bills).Cheapest ways to heat water:1. natural gas (pennies a day)2. solar/renewable (this varies by region), large up front cost, however3. electric4. propane gasYour tenants expect to pay what others are paying for energy costs.
