My lawyer said if I do not show that I could be fined and could not believe someone like him advised me on that without offering me the cost of the fine.Have an accountant and financial advisor that are real estate investors.Make sure your realtor has a good tenant screening service that checks identity, credit, housing court, criminal background, etc  Also check the real estate commission for your state or city and make sure realtors license is current and has not expired or been revoked.Put a recorder on your phone, turn it on when needed and download to your pc.
