Been kicking around the idea of REI for probably a decade or so. Had some post-college debt-demons that strapped me for cash, and numerous other excuses that caused me to never give enough thought to the notion of Real Estate Investing for wealth or income. Recently became a member of two local REIAs and started really digging into the educational aspects of Real Estate within the past month or so.
My goal is to build success and wealth over the next decade or so using as little leverage as possible. I want low DTI, and ideally high cash positions.
Absolutely not interested in any Gurus, programs, or subscription services; I'm a firm believer that great products are bought not sold. Been to a Kiyosaki presentation and a couple of others, they all sound like MLM scams that I'd be willing to bet the vast majority of their "partners" never make a single dime from. Best resources I've come across so far have been the John T. Reed series of books, and Dave Ramsey.
Looking forward to crossing paths with any and all active investors in my area, and hoping to close on my first deal within six months.

Welcome Jason,
You can find a lot of free information by going to the library and educating yourself. There is also a plethora of information you can find here and on the internet. There are many here that would be happy to answer your questions. Bottom line, EDUCATION is key, whether you pay for the information or research on your own. The good thing about BP is that you can ask questions for FREE!! Search the forums, there may be similar questions and/or situations that others have come across.
I am located in the Hampton Roads area and belong to several of the REIAs in the area and try to attend as often as possible. REIAs are a great way to network in person and meet other investors with similar goals.
