This is why the mortgage contract needs to be reviewed by an attorney to protect the seller and you.https://apps.irs.gov/app/pickl...Personally if I was doing the deal, I would just pay cash for a $30K purchase to eliminate having to deal with a mortgage contract, the seller and a lien on the property.

Remote RE investing also eliminates opportunities such as house hacking and its various advantages.I recommend newbies start local regardless if they are in cheap, low appreciation, high initial cash flow market or if they are in expensive, high appreciation, poor initial cash flow market.The OP is a young, first time home buyer that will be living in San Diego.

I hope someone can help with what kind of big expenses  are in the multi family properties i need to know when looking for properties(can only think of roof, deck, insulation , heating system )Also, Not sure if I jump ahead but I am trying to sort out all the related expense for rental property below with my conservative estimate per yearProperty management fee (10%)insurance :2500property taxes: 2000 -3500Owner paid utilities : 2500( in case of paying oil burning heating system , if tenant pay their own electric heat so i guess i can eliminate this expense)snow/lawn: 1200Accounting cost: 100Vacancy reserve (5%)Maintenance reserve (10%)Can anyone give the idea if i include these expenses correctly ?

This makes it much easier to quickly eliminate properties that do not meet your criteria and will save you and your realtor many hours.I recommend keeping any rental units within a 30 minute drive from your home, less drive time is even better.
