Searching for Gold and Diamonds near the Florida's East Coast :)

***Just to throw in my thought on IE area - Majority of the ASIAN population live in the IRVINE, Diamond Bar, Rowland Heights, IE area and since Ontario Airport will begin direct flights from CHINA/ASIA, I think IE has a big chance to boost in price for housing.

Or do I try my absolute hardest just to get an opportunity on the diamond (baseball field)?

The trick with RE investing is that you have to sift through a lot of junk before you find a diamond in the rough there is no app or website that has properties just for investors, you have to look on MLS unless you are comfortable buying off market properties, which I wouldn't be comfortable with on a first purchase.

I have found quite a few diamonds in the ruff and possible tenants, I just don't want to move to fast or too slow and get in over my head on either side.  

The latest completed project of this group is Galaxy Diamond Plaza.

I figure if I assess 100 properties, I may find 1 or 2 where the numbers work out - I have yet to find those diamonds in the rough though.

Like @Larry T. said most wholesalers are not very good, but just like any trade  you will find a diamond in the ruff where you have a good wholesaler.

I could do a lot more if I wanted to venture into some of the C and D neighborhoods in Cincy but I will wait to find that diamond in the rough closer to home in a b to b+ neighborhood.
