IT is a software system that tracks maintenance, leases, rents due (allows tenants to pay online-I think Cozy does this part)Make sure you do a thorough move in inspection with pictures, video, etc. so there is no dispute as tot he condition of the yard, toilets, hole in wall, stain in garage, etc.  

I’ve begun doing my own homework through extensive reading, YouTube videos, BiggerPockets forums, and local real estate groups and that’s much more beneficial AND FREE!!!

So a few years ago I implemented a fail safe system that guarantees my time is never wasted.I shoot a detailed video of each of my homes inside and out.  

I'm trying my best not to get discouraged and fall into the group that all these podcast/books/video say talk about, the ones who just never end up doing it because of fear.

I found out about BP from a video on youtube.I am looking to fill my brain with all the great info on this site and from other members.

Around these parts, lease options are seen as last ditche effort to get a unit sold vs rented or sold through normal channels.

You can not only google it, but you can find some really good videos on youtube that specifically talk about asset protection.
