I did some real-estate work in NY for banking clients and I was shocked by how different the law and customs were between the two states.CPAs have it a bit easier since they mainly focus on Federal Taxes (which is uniform).

@Devin Mann to answer your question, in my experience, hard money lenders are more friendly because they are in the business of selling money and you are their customer.

It's difficult to get on a commercial MF preferred customer list without a track record. 

Buyers will ask for custom changes. 

Many of them are also repeat customers who come to Santa Fe every year. 

Ive tried everywhere i just cant seem to get it out there enough to get people to check it out. i am wanting to move out to grand lake area but im stuck in the city cause i own the early bird bar in sw side of town and theres alot of good patirons that stay loyal customers. i really want to get it sold where i can get out to my lake house. if any one can help me id be thinkful. up for any ideas thanks. asking $20,000

They bought 10 acres in Umatilla for under $70k (foreclosure, no structures) and planned to build a business building as well as a custom house on the land.
