If you don’t like working with an agent, you should at least take a pre-licensing course or get your license yourself so you understand everyone’s role in the transaction, your state laws, appropriate ways to negotiate, state approved contracts, seller disclosure laws, etc. so you don’t have to rely on the selling agent or strangers online to explain the basics to you.

You seem to have it all figured out man, so why bother wasting all this time soliciting opinions from strangers on the internet and then arguing with them when they don't agree with you when you could go find a QI willing to put their reputation on the line to make what you believe is a perfectly legal deal a reality?

I'll be doing my research on comps etc and also looking to find some articles that help with dealing with these types of situations, but figured there's a lot of really knowledgeable people on here so thought I'd ask for experiences on how you reached out to someone directly.Also, I've never had any interactions with the Son personally since he is a bit older than myself, but my parents and his knew each other and knew of me so I'm not a complete stranger.
