@Spender Hoyt -  You must be working with a single branch mom and pop bank because no reputable bank in the country would work directly with you.

I have enough for a down-payment or 2 for potential properties and have a partial team ready.In Connecticut before I moved to CA I was a plumber for my step-father who ran a plumbing company of his own, So I have a full team of contractors that I could use for any work my properties needed. 

That was my first thought when I posted the website... but libel, as I understand it is, "a published false statement that is damaging to a person’s reputation; a written defamation."

That being said my name is Sean Beksinski I am 20 years old I’ve worked as a full time plumber/gassfitter for 3 years for a major outfitter company “ GETignall”.

Sometimes issues just do happen, I've had to get some work done on places I've bought as well due to unfortunate circumstances - diverter valve replacement, laundry machine replacement, toilet piping recall that sent parts but had to hire a plumber, etc. and you can either keep on going, hire someone else to manage the property, or sell the place.You say you're willing to put in the work and aren't afraid to put in the effort and that mindset will definitely help you.

Electricians, plumbers, real estate agents, property managers and even people at the county tax offices can be very helpful to you. 

I am in a process trying to have a better way to manage the two properties, so I am working to gather the list of reliable contractors, landscape companies, electrician, HVAC, plumbers, snow plowing, roofing company.

I guess I'm so inexperienced when it comes to insurance I foolishly didnt look elsewhere and just signed up with Foremost because they sounded reputable.
