Damage to the common couch.

Furniture like an old couch is a different story, in many cases you'd want those darn things out of the house to save yourself a trip to the dump.  

My suggestion is that you drive from Northridge and go to Mic Blackwell's real estate lunch group at the Grand Buffet in Phillips Ranch (Pomona Area, way east of you but still LA County).

Or the empty lot with the trashed couch across the street.If you're going to a landlord in that area, I recommend you quadruple your vacany estimates, double your repair estimates, and start setting aside some funds for future evictions.
