As a young and devoted investor I would really appreciate some feedback and guidance on what i should do.

The owner would like $1,200,000 and will carry a note for $1,000,000 - $1,100,000. he ideally wants $200,000 down.As with most new investors I do not have capital for that type of down payment.A liitle about myself:I work a regular 9-5 job and also have a realtors license I have done two wholesale deals in the last couple months since starting to devote a couple hours a night to investing.

Jump on it. and NOT REAL  that is a scam and most likely they will want money up front then he will never hear from the thief again.

Some of these may be legit, but some of them...especially the ones who claim you will start off making $10,000 a week....sound like a scam.How would a scam like this work?

Never mind this is just another PPC scam. 

someone messaged me and said they tried access funding and it ended up being a scam and they lost some money.

Are these legit or is this some kind of a scam.

I later found out from a police report that a prospective tenant who I never had any interaction with lost about $5,000 to one of these scams.

Purchase price: $8,500 Cash invested: $33,500 Sale price: $133,500 This was an interesting property and seemed a little “SCAM-ISH” from the get go but it was worth exploring.
