While challenging, it is incredibly rewarding and exciting to continue the story of a home. 

I’d want to be partners in everything… if you are able to secure financing or some other value, you should be rewarded for that in the deal somehow.

Just have to weigh out the risk vs reward.

I put in the 2" faux wood levolor from Lowes for blinds because that house has some 'charm', rents for 2000,  class A, and I'm targeting late 20s early 30 professionals as tenants.

I imagine simply based on how they made their business and money, there is an element of high risk / high reward.

My gripe is - rewarding bad behavior and further empowering bad actors.

One would think that the market would at some point rebalance to make it more attractive to choose this model as a reward for giving up flexibility and the potential comfort in being able to set up camp permanently. 

I have been managing them myself and rewarding good tenants by not raising rents.  

.$200,000 per year reward for doing not much other than putting a deal together.
