When the bank started underwriting the deal (August 15th), interest rates looked like this: 1st position @ 2.9% (5yr CMT yeild) + 3.75% = 6.65% & 2nd position @ 4.99% for a blended rate of ~6% on the deal.

The easiest solution is to use transunion MySmartMove.com. its around $25 for a credit/background report (does NOT include eviction search) and the applicant can pay the website directly for the cost of the reports (essentially their application fee)As your needs grow, there are other services that combine online application, application fee collection, and screening into one somewhat seamless process.
