I think the pricing pressure will continue until REO/retail sfr pricing starts to decline and yields are back up in that niche.

There have been many requests for funding with zero monthly payments to take some of the pressure off the process of buy/renovate/market/sell.

We've looked into some of the numbers regarding setting up a functioning field: Rental equipment, store/shop, compressed air supply, climate controlled storage for paintballs, liability insurance, staffing expenses, etc.

Also, think about having your HVAC system serviced, and get all the air filters changed out. 

If not for yearly rentals, you could possibly make more cashflow renting nightly through Air B&B.

This upward pressure on commercial space means rents in general have gone up.A couple of other minor observations.

For sure, also Air BNB is allowed there too.

They tend to be more "flexible" with your Real Estate intentions and don't pressure you into generating sales.

For us that don't use Air BNB, can you explain why your payout is so much less than your earnings?
