What about doing mini splits in the units?

A perfect example of this is mini blinds. 

I'm curious if I need a GC or if I should split everything out – which would be a lot more to manage.Here's what I'm looking to do:Patch and painReplace carpet with more durable flooringInstall bathroom fanFix small amount of dry rot on exterior railingRemove mini-blinds and install more durable window coveringsReplace living room light fixtureI know that some of these (4,5,6) could probably be handled by a handyman but I'm looking for the best approach overall.

Considering HOA's are like mini governments, I'm usually apprehensive about placing a dollar into a Townhome.

IDK about campgrounds (though that is an interest), but I do have an investment in a mini-storage and have been looking at hotels. 

We also started building furniture in the garage (kind of a hobby/mini business) and that lets me teach her real life income, expense, profit, etc.

To fix I would rent a mini ex  and replace the pipe on a weekend and hope nobody calls the permit office .

I think that on my first set of rentals I didn't add things that would have made the places rent faster, like dishwashers and a mini-split AC unit instead of window units in the bedrooms.

If you really wanted/needed that $20k your kicking yourself over now, you would have passed it on and STILL had the other property to use that money on....Sounds like a valuable lesson learned, which is a mini victory in this journey we are on.
