I'm also looking in Pittsfield, which is going through it's own revitalization with investments in it's downtown and "cultural district."  

The culture can greatly vary from section to section. 

I'm in the cultural minority but I don't veiw divorce as an option unless there are saftey concerns or infidelity.

I previously worked for a big-name brokerage that was fantastic on the education and training and a great culture. 

I've also listened to many podcasts about helpful tips on how to sustain tenants in your rentals by creating a positive culture and committing to having positive landlord/tenant relationships.

Is it because of a cultural offering?

Durham has really put itself on the map for it's startup culture and diversity.

My gut is telling me it would be difficult to manage month to month tenants and the culture of the neighborhood being an absentee owner.
