It is very simple for me to say do this do that and I do not sugar coat that advice but you must be aware that implementation requires experience and skills that not every landlord has...For example when I advise evicting and the response is the cost is too high/give the tenant a chance that indicates a landlord without the experience to see long term. 

The money is actually free if you use it multiple times, but only pay for it once...and when I say multiple times, I mean an infinite number of times, with each repeated use of the same funds reducing the cost of the funds per use.What you have is a goldmine...if you understand how to implement it...in other words, If you understand how money works

Pick someone within the field of REI you admire and implement their systems and processes, tweak them as you become more experienced.

The rents in Atlanta don't support such an interest rate.I'm trying to implement the BRRRR technique (buy, rehab, rent, refinance, and repeat).  

I am going to implement this starting tomorrow.
