That was however before politicians decided tenants rights to stay housed trumped my rights to stay paid. 

But nothing trumps shaking people's hands and being able to ask follow-up questions, which is not possible with podcasts or books.

That could be a fair compromise between the current unlimited availability of tax deferment (including the possibility to complete avoidance via step up basis upon death)*, and eliminating it entirely (as the Trump tax cuts did to exchanges of al non-real estate property).  

The Trump Administration tried to axe them entirely in 2017; the industry managed to push back and preserve real property exchanges. 

I view it similar to thinking that the majority of Republicans are Tea Party advocates (I would say the same thing about Trump supporters, but the stats seem to show a majority of Republicans are Trump supporters). 

Denny's, I-Hop, 5-star Michelin, a coffee shop with doughnuts (is this a separate lessor or course owned)PGA ready does not mean PGA will come play there, we can see they are finicky about playing places as they have dropped the TRUMP courses from their list of places to go.

I am not sure if renting this out would trump the potential tax free down payment?
