Hey Tammy...I'd definitely agree with Brian's idea(s).  

The cost per booking is baked into the guests charge of staying at your STR and if damage is done the item(s) are replaced or fixed at no charge to the host.

I would rent the extra room(s) similarly to a medium term rental property.

Most times not only do you need to analysis the property(s) you’re investing in, you also need to evaluate the sponsor/manager.  

I know it needs a few things (bathroom size) revised to make it code compliant, and I will need an architect to help navigate zoning (another thing we don't do in Houston :D), site plans, elevation aesthetics and local requirements. 

I have a one-page document that the tenant(s) signs that $XXXX is a holding deposit and is non-refundable.
