I don't understand why it is unreasonable to request that a realtor use his name and a couple hours of work for 2,000 & then rebate me the full commission..

Asking for screens is not unreasonable in my opinion. 

Is it unreasonable for them to request this level of cleaning?

So in regards to the rent; I think it may be a little high, but I'm positive that it's not unreasonable for the area (I also know a few people who live in the area).I also understand your point of view in regards to "why aren't they doing it?".

In my opinion, Home Union's fees are unreasonable and reading through their glassdoor reviews it appears that the company has low employee satisfaction and issues raised in the reviews gave me pause on trusting them to manage a property.

If it's a scenario where everything is shared and it's unreasonable, have it professionally taken care of.

Not only are they charging too much but they have an unreasonable expectation for the credit score.

I have   the same question, what is the recommended neighborhood if I have the following goals (please let me know if these seem unreasonable):- 20% down + financing- 100$+ cash flow per month, low roi is ok- Optimize for appreciation and location- Purchase price unto 200K is ok- 1990 or newer construction- Multiple exit options including selling at retail
