So that's what makes it so tempting.Regarding commission on sale:We have an in-house agent, so a savy buyer will save all commission, worse case, they use their own agent and we're down 2.5% (or if buyer plays it tight, they can pay their agent from pocket).

The payback amount is 1.5% of the loan amount / month which is higher than a principle residence but in the end it forces me to pay down the principle faster...makes cash flow more tight but allows the HELOC money to be put back in use quicker.

so unless your in a great cash position.. you could have desire to purchase but no ability.. owner occ is always there.. but not investor loans. this is why the crash of 08 was so severe the investor loans froze like the Antarctic.. before global warming. then what happens is you try to time the bottom you get nervous and really with credit so tight and nerves you never do execute.
