@Aaron Bard the syndication route would likely be the best route to go for you.You will likely structure in either a 506(b) or 506(c) syndication, each having different pros/cons.To raise capital from those outside of friends in family, you will need systems and process to be able to target/attract investor that want to partner with you on your projects.

My target market is Detroit and I have 12-doors there personally.If you have aggressive goals and want to transition out of your W2 in 5-10 years you will NOT get there following a turnkey investing approach unless you just have gobs of capital.

This classic “leveraged buyout” is the basis for what we call “private equity” (KKR) today, but of course requires significant capital, business and financial expertise and experience, and a business target large enough to attract top tier management with incentives to out perform the previous management.

I would rather keep my personal residence and "normal" rental properties separate from the messy world of tax liens and deeds.I think asset protection planning is a fascinating practice area, but is most relevant to high net worth individuals who are in lines of business that make them a target for lawsuits.
