Your screening process must be objective and you need to provide your criteria within your advertisements. 

Check the most recent rental comps to give you ideas for finishes to get the rent you are targeting.

My #1 goal is still to find potential off-market deals, but my #2 goal is to secure listings.Would it be viable to advertise both cash w/ fast close and listing services on the same mailer? 

My focus when selecting properties is to buy only those that my target tenant segment is willing and able to rent.

Also read up on Dodd-frank and revisions and I think rent to own was one of its targets. 

Our wishlist includes a view or access to the ocean for surfing and at least a nearby marina or launch for a boat, although our initial target area is in Rincon.
