Hello all,I'm looking at purchasing property (Duplex) which is on a 4,000 sq foot lot and zoned T6-8According to Miami21 the minimum lot size for any sort of zoning always requires lot size being 5000 sq foot minimum.Per T6-8 zoning density I should be able to have 4 units on this land and that would be my goal in the future.

It would actually be much easier if I didn't live there since removing the use permit (which is very easy) makes the zoning the primary use determinant, and expands opportunities for all sorts of other things.Glad you feel the same way about LEED Gold-- I have the checklist all signed off with the points calculated, but didn't think it was worth it to pay for full certification.
