However I think that the average investor who does strictly buy/hold, and does not do fix/flips to generate additional seed money can probably start realizing sizeable returns after about 15 years or so. 

Just trying to soak it all up now, anything that I can.

So glad I found it, there is so much information to soak in here.

I'd like to attempt my first deal within the next 3 to 6 months, I know I need alot of work/help but I am eager to soak up as much information and learn more about what is offered in my area and then take that to do some deals in other counties/states once I am viced. 

They seeded it with what is now close to 500 dollars (Not sure if they put very little in and this is what it has matured to of what?).

The first logical leap is to find a SFR or duplex, but I would like to plant a seed and think about starting with other asset classes. 

From that perspective, you are better served doing HML and private lending from your tax deferred accounts.Also, IMHO, you should pay the taxes on the seed and not on the crop and do both from Roth accounts (tax exempt) - either the lending or holding appreciating properties.
