BRRRR with $150,000 seed money

Hi BP - Around February 2020, I plan to drop down to part time in my current profession (patent litigation), move back to the east coast from CA, work remotely, and begin BRRRing with $150,000 of my own money.  Has anyone made a similar move? I'd love to hear any advice you might be willing to share. I don't have any experience in real estate inventing but I'm quickly learning.
