Hi @Chris Reyes, I haven't run into this, yet if you have the appropriate paperwork on file for the trust and have a direct line for the administrator then it should function pretty smoothly. 

Thanks to my contractor, construction has gone smoothly up to this point, and we're about 3 weeks of work from being able to rent both sides out and move on to the refi and some serious cash-flow.

You just need to make sure you take a few important steps on the front end of the purchase to ensure they go smoothly. 

It would likely be difficult to get the same kind of cash flow from a rental asset with a 30k investment even if it went smoothly.

But if it is, I don't see the upside to a buyer not using a buyer's agent -- it likely won't cost you a dime, and you will have someone guarding YOUR interests, and handling the coordination of the many, many aspects of the transaction to ensure a smooth closing. 

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.Don't buy in the roughest neighborhood in the urban core.

I’d think sellers agent would be attempting to smooth things over with them.
