Tenant just gave me a notice of vacation on the 21st of the month

Hey everyone thank you for the responses!! So my tenant just told me today that he is moving out in less than 10 days (on the 21st). Is there any penalty on the tenant's side for not giving a 30-day notice? I can't deduct from the deposit unless it's the 1st of the month correct? Also any tips on a smooth move-out process? This property is in Cleveland Ohio.

Hi Mark-

 Refer back to your lease to see what the lease states as far as the tenant giving the required notice for moving out...  For a smooth move-out process, i would get a good forwarding address from my tenant so that way i can mail them back their deposit once the walk through of the property is conducted. If there are any damages make sure to make note and take pictures for your records.
