My question is:Should I wait to find a good BRRRR opportunity so that I can keep my money available for more deals, or should I just do my first deal so I can get that experience and have something on my resume for when I am looking to borrow from a hard/private money lender?

This means that a VA doesn't have a resume just like a realtor doesn't give clients a resume, a plumber doesn't give customers a resume nor does a doctor.

They can only raise the rate on the parking meter so high before the intestine stretcher at the Polish Sausage Factory wont park there anymore, so I guess they've moved on to double dipping landlords to pay for their "nuclear free zone" signs!

Your location will play a big role on both the payback (electricity rates, incentives, ability to sell surplus generation and for how much) and whether tenants will pay a rent premium to live in a sustainable home.Our local utility is late to the table when it comes to renewable resources (having recently spent a billion $$ rehabbing a nuclear power station that was end-of-life, it's clear their focus is elsewhere) and provides very little incentive, and no material assistance, for citizens or business owners to generate their own electricity.

I've tried finding an internship for accounting but it's not working out too well after about two weeks of hanging out my resume (all i have is customer service & restaurant experience).My main goal in life is to not work a full time job for more than 5 years, I'm getting financial aid from the state most likely till I get my bachelors so I don't want to start working full time till after I get my degree so I don't have to pay out of pocket for school so that gives me about 2 years to get everything situated how would you folks go about this?
