Does anyone know a reputable title attorney who does simultaneous closings and can set up a mortgage note to sell the payments at closing?

You need to find one that doesn't charge insane fees and is reputable.  

I'm sure some QI's  have better reputations that others.    

I worked with literally every single trade.. plumbers, electricians, framers, painters, carpenters, masons, roofers, etc.

I know an extremely reputable HML that has a rehab/rental program for only 3% down. 

There are numerous articles on the internet that talk about this perceived issues and reputable ones disprove any problems.

If I go this route, I'll have my plumber handle it.

This will be a big job entailing pretty much everything, so anything would be appreciated, eg GC's, electricians, plumbers, etc.Thanks!

I only have experience on the syndication side of things but the reputation of a operator is what allows us to scale.Websites like BP bring a level of transparency to the real estate investing marketplace that will only improve in the coming years.
