The cost of cycling a tenant between lost rent, time showing the property, refresh (paint, repairs, etc) can be costly and takes time to recoup.

On the other hand, when investing in a detached home, you are responsible for refreshing and maintaining the exterior of the property.

I'm looking at that house as our primary residence but after reading over some of the posts on this board I've decided that we could also get into buying and selling property, florida has a growing economy, especially in my area and it's continuing to grow as new business (2 more japanese shipping companies, cruise lines and more new airlines) move into the area. that combined with baby boomers retiring and looking to move to milder climates.

It was such a refreshing change of pace to go from fighting against hard competition with SFRs (the kind of property everyone and their mother is chasing after) to land (where you're basically the only player in town).Choosing the right niche really does change the whole game (I probably wouldn't have gotten anywhere if I hadn't figured this out early on).

I'm not paying for non-optimized labor... why do I have to pay for a case of water, refreshments are not a valid cost... your portapotty cost too much and isn't necessary, when I lived in Burma we just went in the bushes" (All objections I've heard when trying to do things that way)Your current business models sounds like you're providing set-cost projects.

not sure how it is in the mainland but I tried getting financed from mainland companies and hard lenders before, but they wouldn't finance because it was too much risk because they didn't know hawaii's market.I've heard about options a long time ago but none here in hawaii, maybe thats why I stopped looking into them, but maybe I need a refresher course hahaha.Yes indeed that is a good paycheck for 20 mins hahaha one day I hope to build my network and have opportunities like that, BP seems like a good place to start hehe, thanks for the reply Nicholas.
