ITB Raleigh Landlords: Where are you advertising?

My inherited tenants are moving out after two years.  They were great tenants, but they both got their PhDs and are moving onto bigger and better things out of state.  So now, I need to get me some tenents!

When I was looking for a place to live before I bought my place, I always checked craigslist, but its surprisingly barren in the "ITB" area of Raleigh, NC.  I definitely still plan on posting there (its free...), but is there something else that people are using to get tenants?  I'm also doing a yard sign, well, because, why not?

Ideal tenants are young professionals or grad students at NC State, unit is a small 2/1 but in a really fancy location and within a mile of NCSU.  How would you Biggerpockets people market to this demographic?

Hey @Matt Rothwell.  When I first started advertising the other half of my Duplex for rent I was getting a so-so amount of texts/phone calls about the rental.  I had used Postlets (a site that posts to all major rental listing websites and Craiglist).

Here's what I did that got me A LOT MORE phone calls in less than one day:

- I made all of my posts less professional and used grammatical errors and "text message lingo" on purpose.  You need to separate yourself from the Cookie cutter apartment listings. 

-  Post one big ad on Craigslist per day with a lot of pics (10+) with an elaborate description of the property.  This one can be slightly more professional.

- Post at least 3 other posts on Craigslist throughout the day (Morning, Afternoon, Evening) BUT make these posts with LESS TEXT and LESS PROFESSIONAL.  Write the ads like you're a dumb old landlord that doesn't necessarily know proper grammer.  These posts should have 5-7 bullet points tops and explain the very basic hi-lights of why your property is desirable.

The tenants I eventually got did in fact come from Craigslist and they're great.  You need to be refreshing your posts AT LEAST 3 times a day though.  Just create like 5+ similar ads to begin with and keep refreshing them when you're able to (24 or 48 hour miminum or something).
