At one time I believe the secondary market accepted child support payments if current and paid in the past 12 months, such is shown by the deposits on bank statements or if court ordered through the court, they provide an accounting. 24 months of a good payment history is a pretty good indicator that there is a responsible father (or mother to be politically correct) at the other end.

I am trying to get a 2nd property here in North County San Diego for less than $200,000 that will rent for about $1,500 which is in a better area then my first home and is undervalued, put in a couple offers at 20% convential, but cash offers seem to be king and I havent had an acceptance.I also have a inherited restaurant from my mother that is paid off and produces $1,350.00 in rent that gave me the idea to invest for my kids.

The other issue a landlord needs to be aware of is if your only buddies have been other felons guess who you're likely to hang around with after you get out (the buddies Bills brother has brought over to his mothers house while she was still alive were guys I wouldn't trust to walk my dog).Gail
