I have been using the mother in law as a short term rental (air BNB).

This is a mother-in-law / guest wing of a custom built passive home (self sustainable from solar,high efficiency electric/insolation) very pretty, and feels like you are in the country for sure with some mountain views on the clear days.

On the other side of the spectrum, I leased a 6 bedroom home I owned in a very marginal neighborhood to a husband and wife who rent rooms to mothers and children escaping from abusive relationships who have money but don’t want to stay at a homeless shelter but want counseling and companionship.  

At one time I believe the secondary market accepted child support payments if current and paid in the past 12 months, such is shown by the deposits on bank statements or if court ordered through the court, they provide an accounting. 24 months of a good payment history is a pretty good indicator that there is a responsible father (or mother to be politically correct) at the other end.

I am trying to get a 2nd property here in North County San Diego for less than $200,000 that will rent for about $1,500 which is in a better area then my first home and is undervalued, put in a couple offers at 20% convential, but cash offers seem to be king and I havent had an acceptance.I also have a inherited restaurant from my mother that is paid off and produces $1,350.00 in rent that gave me the idea to invest for my kids.

I am sharing my RE ideas with my mother and other close family members and I receive no support.

My buyer, as a mother of 2 children, newly divorced and searching for a home to live in saw one of my advertisements around the area as she was walking to the park.

Is she the kind of girl you might take home to meet your mother?

I have his mother's number, so if she doesn't call, I'll call her.

The other issue a landlord needs to be aware of is if your only buddies have been other felons guess who you're likely to hang around with after you get out (the buddies Bills brother has brought over to his mothers house while she was still alive were guys I wouldn't trust to walk my dog).Gail
