I am sort of in a predicament because I too intend to buy my first investment property myself as I truly do enjoy the business myself and see the amazing benefits of passive income. 

Moral of the story is it would have been way cheaper for him to look the other way.Do the math.

Hey everyoneA wealthy, moral, ethical business man I know has seen success that I have had with 2 single family rental properties I own.

I know sounds crazy, but ethically, morally, and legally you should be honest with them.

Often it is 'explained' to me why they feel bad for me and my landlord predicament.

Moral of the story, majority of the pro-sub 2 and wrap transactions tend to overlook all the other violations that are committed in the sub 2 process.  

Its not an approach for those with a strict adherence to the moral high ground, but it can be very effective and quick.

They theory states that a person's act is morally right if and only if it produces at least as much happiness as any other act that the person could perform at that time.

One plan we are pretty sure about is when we buy our next property it will be well below our means so that we are not in this similar predicament and we have the room to acquire another property.
