I myself started in international banking; shortly thereafter decided that the income potential of banking was too limited with the “climb” too slow and the corporate culture too limiting.  

Then if you are only looking for cosmetic flips then you limit your targets and increase competition because every wannabe HGTV, realtor, interior designer, contractor, handyman is looking for the same easy flip.Its doable but lots of strategy and organization, hustle. 

Since it's located in the country far away from city limits, we didn't have to worry about local laws.

But now that you say that, Its not a bad idea really.I did it on a couple early on in sfh buying but was limited because i was working full time in IT. 

If isolated town will include people outside city limits.  

I have never purchased an investment property, have minimum knowledge besides what I've studied on, and have zero hands on experience.

Over all i guess i need more study.

So I think you should try and sell it the way it is.I will say after much study and chatting with a dozen lender, no one will lend more than comps show on a working STR vs a standard home.So list the house as a house and then work out a deal on the furnishings etc.
