Not saying one method is better than another how ever I have done business with the largest companies ( marketing companies in the space either international or national. ) Some of the international companies ( marketers) at first wanted everything integrated then they felt like you posted things were to easily controlled by some companies to the negative when you had it all under one roof..

While I do agree that is (usually) inadvisable to invest in a property with negative cash flow, and to thereby “bet” on the appreciation, I do believe that considering the appreciation potential is an integral part of investing.

If you're doing a double close or usuing funding it's up to you although I do believe it's shows more integrity and ethical behavior to let the end buyer always make more than you.
