Your biggest opportunity, IMHO, is to focus on the educational aspects of investing, including different real estate types, advantages and disadvantages of each, as well as paper (notes) and other instruments for cash flow.

Also understand that the 'note' is not the only instrument in a loan file.Servicing of the loan is transferred post sale of the note.  

Signature Requirements All borrowers, regardless of occupancy status, must sign the security instrument and mortgage note.

Some places will not let you rent the units with the option to buy, so you may need to use another instrument.
