Why not just leave mecahnical lockboxes on the hose bib (or somewhere out of the way, but fixed) with a key to the property at each location. 

I don’t think k I would ever try to sell a hose without actual staging.

Then again I don't want to feel hosed by Quiken either. 

Some will do this in the bathtub; some will take them outside and hose them off.Frankly, for me it's easier to purchase the cheapo Lowes plastic blinds and replace them between tenants.Gail

With my duplexes, the tenants take care of the yards but I've always provided mowers and garden hoses, sprinklers. 

When they leave roll up carpet and have a drain in the middle of the floor and hose the place down.

The one time I went with a year lease I got hosed by a professional tenant.  

I even had the neighbor have his water hose hooked up to one of my house's outside faucet or their extension cord tapped into my outlets through a broken window.There are many opportunities, but you have to be careful with those comps… The funny thing is, I went to Breckenridge High School which was considered the ghetto area.

I am currently amending my leases for this as I just had an inherited tenant forget to put the drain hose from his portable washer into the tub and had been “sleeping” and ran the whole cycle while gallons and gallons of water flooded a downstairs unit.

This includes but is not limited to disconnecting all garden hoses from outdoor faucets prior to freezing weather and opening cabinets under fixtures that are adjacent to outside walls to allow warm air circulation near water and waste pipes.
